Manufactured Home Foundation & Addition Certs

Fast, Reliable HUD Compliance for Home Buyers

Are you buying a manufactured home? To secure your mortgage, lenders and government agencies (including the FHA, VA, and USDA) require proof that the home sits on a safe, permanent foundation.

If the home has any attached structures—like a deck, porch, carport, or garage—lenders will may also require a Structural Addition Certification. We provide the specialized on-site inspections and engineer-backed certifications you need to clear your loan conditions and move smoothly to closing.

What These Inspections Cover

Unlike a standard home inspection that looks at the overall condition of a house, these are specialized pass-or-fail assessments focused entirely on structural safety and federal HUD guidelines.

  1. Foundation Certification

We verify that the home’s permanent foundation system complies with the HUD Permanent Foundations Guide for Manufactured Housing. The on-site physical check includes:

  • Tie-Downs & Anchors: Ensuring the home is securely strapped down to prevent movement from high winds or seismic activity.
  • Piers & Footings: Confirming structural load-bearing supports are properly spaced, intact, and deep enough to resist frost.
  • Skirting & Drainage: Checking for secure perimeter skirting and making sure ground water drains away from the crawlspace.
  1. Structural Additions Certification (If Applicable)

If a manufactured home has an addition attached to it, HUD guidelines state it must not compromise the structural integrity of the home’s main chassis. We inspect these additions to ensure:

  • Structural Independence: Verifying that decks, porches, patio covers, or carports are self-supporting and engineered to carry their own weight.
  • Load Isolation: Confirming that the addition does not place unsafe stress or vertical loads onto the manufactured home itself.

How the Process Works for Buyers

The On-Site Inspection: We visit the property to take precise measurements, inspect the crawlspace, evaluate any additions, and take detailed structural photographs.

  1. Professional Engineer Review: We send our field data and photos to a licensed Professional Engineer (PE) who reviews the specifications against federal regulations.
  2. Your Certification Letter: If everything complies, you receive a formal compliance certificate to hand directly to your mortgage lender. If repairs are needed to pass, we provide a clear roadmap of what needs to be fixed for a re-inspection.
